King County Data:  Compare the number of properties for sale (light green), to closed sales (dark green) and  pending sales (red line) on the chart below.  I think it's interesting to note that the overall number of properties for sale is going down while the number of sales (except for a temporary drop during the holidays) is generally going up.  Today, sellers have a much greater opportunity to sell their home within a large pool of buyers.  Additionally, buyers have a great opportunity to buy a home for less than they would have over the past few years and have very low interest rates to boot!
