ACCOMPLISHMENTS/ PROJECTS

·         Trained and mentored new real estate agents in contract preparation and negotiation.

·         Acted as consultant to small business owners in matters of property management, leasing and business strategy.

·         Drafted new language and revisions for implementation of a standardized master lease for use on properties under ownership, including extensive clarification of HAZMAT and indemnification language. Standardized lease significantly reduced liability exposure to owners.

·         Coordinated marketing, sales, and concurrent 1031 tax exchange of seven out-of-state properties acquired as disposition of partnership interest.  Negotiated $1.6 million in interim financing and negotiated partial collateral deed releases as units were sold to third parties.

·         Key role in drafting, negotiating, and administration of two 10-year, $20M commercial leases with AlliedSignal Aerospace Inc and Eddie Bauer.  Active in development process and construction phase from inception, including site plan review and permit process with the City of Redmond.  Served as primary contact for local and out-of-state client personnel.

·         Supported relevant document preparation and review for multiple-project, $30M permanent financing package to replace existing construction loans.

·         Assisted in negotiation of 10-year, $5.4M government agency lease.  Coordinated $1M TI (including contractual review) and $200K HVAC system renovation prior to tenant occupancy, resulting in considerable cost savings, tenant satisfaction, and increased property value.

·         Negotiated $11K savings on title company closing costs and fees related to multiple-project transactions.

·         Managed commercial insurance portfolio for Washington properties.

·         Organized and hosted charitable events, including 400-person fundraising event, which resulted in a large donation to Children’s Hospital.
